family trip to Italy in July 2020

Hi all-
We are a group of 14 traveling to Italy for the first time--6 adults and 8 young people ranging from 18-25. We are hoping to rent a farmhouse or villa in the Tuscany region for the majority of the trip (about 10 days). We are hoping for a pool, an outdoor eating area that fits us all, and a short walk to a village with a coffee shop/bar, etc. There seem to be several good choices, but I'm wondering what towns might be a good and safe choice for us as we want to use the house as a home base for trips to Florence, Lucca, the coast, and Reggio Emilia, and would also love to walk around and explore the area. We're planning on flying in and out of Rome, but are open to any and all suggestions!

You might want to go on Bing.com or Google.com and enter "Italian villa rentals."
Many websites will show what's available that fits your needs. With that many people, it'd be nice if an Italian couple could cook for the entire group. Booking.com and other large booking websites also have villas available.
You'll also need to figure out which town you'll want to be near. We always stay south of Florence--close to major highways for efficiency.
Other decisions will be transportation, as 14 people is a very difficult number of people to deal with logistically. You'd want to probably rent numerous vehicles, as chances are the whole group would want to split up on daily excursions.

If you're not planning on rental cars, for the size of your group you'll need at least 3, then Poggibonsi would be an ideal location for public transportation. These would be easy day trips.

Colle di Val d' Elsa... Certaldo...Montereggioni...
Siena...San Gimignano, all under 30 minutes by bus or train.

Florence (48 min). Pisa ( 1H18m). Viareggio (beach town, is 28 minutes from Pisa.

Check Tuscany Accommodations for villas. And if not using vehicles, check carefully the distance from town.
