We are looking for an apartment or house to rent that is close enough to walk to Cortona, but easily accessible so that we can take day trips to other towns without too much trouble. I'm assuming that means we want to be staying outside the city walls since we will have a car and don't want to negotiate driving through town every time we want to leave. Does anyone have any suggestions?

You don't necessarily have to stay outside of Cortona. We have stayed in and out of Cortona (seven times). Even when we stayed in Cortona, we parked in one of the lots outside of the city walls and walked in.
We have rented the following and highly recommend each of them: Classic Tuscan Homes - La Certosa, you can walk to Cortona from this house; Terretrusche - Casa Melody (managed by Classic Tuscan Homes at the time we rented it), you have to drive to Cortona from this house; and Pancrazi, an aparment in Cortona. We have also rented an apartment from Le Gelosie (Il Gelosie?) that was on the main piazza in Cortona.
