Hi am arriving in Rome on Sat., 27 October, mid-afternoon and need want to stay overnight in Rome before heading to Sulmona (Abruzzo region) the next afternoon by train. While in Rome I want to see some of it! Seems most checkout times are mid-morning - has anyone stayed at a hotel or B&B that let them leave their luggage for a few hours and then come back to get it before heading to train station?

Yes, I can't remember being turned down when requesting this service.
If you are referring to Termini Station in Rome, they have a baggage storage section. It's on the right hand side, walk down the platform and follow the signes. Take the elevator or stairs to the basement. We found it convenient and easy to use and not that expensive.
Every place I have stayed at has allowed bags to be left after check-out but ask before you book. If you are told no, find another place.
As mentioned above, Termini has luggage storage and several internet cafes near Termini offer the service as well.
