Val,
Last October, I enjoyed staying at Hotel Pallota, a small family owned hotel that feels more like a B&B. The owner, Giuseppe, is a very kind, friendly and helpful man; he met me at the bus stop when I arrived and helped me with my luggage.

The hotel is located within steps of the main piazza, Piazza del Comune, and not far from the bus stop on Piazza Matteotti.
The room rate includes a delicious breakfast. My room was very comfortable and clean and I had a great view of St. Claire’s Church from my window.
There’s a sitting room on the top floor where you can enjoy some snacks, or a glass of wine, which are free to all guests.
The family also owns a restaurant, Trattoria Pallota, where I enjoyed a couple of great meals!

Enjoy your trip, Assisi is a beautiful city! 🌼

We stayed at Hotel Pallotta in May 2015 and I really wish I could recommend it because their staff was very nice, but I just can't. Here's why: It's not air-conditioned, so if it's warm you HAVE to open a window or suffocate in the tiny room. Unfortunately, our room's window opened out onto the main pedestrian street in front of the hotel. Assisi's buildings and roads are all made of stone, meaning the acoustics vastly magnify the slightest sound. There were loud people walking by into all hours of the morning. We got the worst two nights of sleep of our entire two weeks in Italy. Just dreadful.

You're going in September and it is quite likely to be warm into the evening. You've been warned.

Try to find a hotel that's not too far from Piazza del Comune, which is the heart of Assisi.

On another note, if you want a restaurant in Assisi with a breathtaking view, make a reservation at Ristorante Metastasio for dinner, arriving before sunset. Tell them you want a table with a view of the valley. You will love it. The food is fine, but you go for the view.

Another restaurant to check out (good food, no view) is Osteria Dei Priori.

Happy travels.

I've bookmarked Brigolante Guest Apartments for my next Assisi trip. They've been recommended by a couple of people on this forum and they look great to me!

The music festival I am with uses Hotel Sole every year - we fill the place. This will be year 18. Family run, 15th century building. Simple, authentic and yes it's airconditioned. Also a great restaurant. It's at the ancient Roman gate between Santa Chiara and the Piazza Comune. Whether you stay here or not, I do recommend the Piazza Comune area.

Istituto Beata Angelina is a nun run accomodation right across from St. Frances cathdral. We had a room which faced the cathedral. Wonderful view, the best view out a room window I have had in Europe since Zermatt and the Matterhorn in 1970!

We booked thru monasterystays.com. We loved it and can’t imagine staying anywhere else in Assisi.

We haven't done this recently, but on two occasions we stayed at the St. Anthony Guest House run by English speaking nuns and simply loved it. Great location between Cathedral and Santa Chiara with views over the town from the library and public rooms. Lovely garden. The rooms are college dorm basic, but have their own bathrooms and they provide a wash basin for hand laundry which you can hang in the olive garden. The public areas are very nice.

We loved Hotel Umbra. The room was large and attractive and overlooked the convent. Breakfast (very good) was included and they have a nice dinner menu as well. Would stay there again.
