Best location to stay south of Rome in November

This is our second trip to Italy. On our fist trip we traveled from Venice to Rome with a Rick Steve's tour. We stopped at Lake Como, the five fishing villages ,Florence and Assisi. .We are looking to rent a Villa this time south of Rome where to ares we haven,t been yet. We would like an opinion of the best place to stay where we can travel to the south but still be within an hour and half journey from Rome. We are just getting started with the planning and we would appreciate some suggestions.

Will you be renting a car, or do you want to travel solely by train and perhaps the occasional bus?
