We are looking for comfortable & roomy B&B in any town in the Lake Como area with direct lake front views.
We will be driving in from Verona so will have the use of a car but prefer to just park it and use local transportation and our feet during our stay.
Date of proposed travel is first week in OctoberThank you for any suggestions you may have.
We enjoyed Hotel Olivedo very much. Right on the water, by the ferry, super quiet at night (or with the excellent sound proof windows closed). Easy walk from the station, All rooms are lake front.

You can park your car when you arrive and don't have to drive it until you leave. The views are unbeatable and the pool is divine. Just do it. :-)
I loved our stay at Albergo Milano in Varenna.
I would highly recommend B&B Frontelago in Olcio. Beautiful house, cute little town, and easy to train or hike to nearby towns (Fiumelatte, Varenna, etc.) Cheaper than other towns as well, b/c of the location.
Edit: they have parking at the house and at least one of the rooms has a window overlooking the lake plus a rooftop deck that has lake views as well. Only a narrow street between the house and Lake Como and the Olcio harbor. Sounds like exactly what you're looking for!
