You could also look at hotels, as most provide breakfast as well. Check the Italy guidebook as it will have listings for reliable places near the Vatican.

Go to booking.com and look for Rome. Use the checklist on the left to narrow it down to B&Bs, and in the "Vatican City - Prati" neighborhood. If this link works, it should show you 354 such properties: Vatican B&Bs. You can enter your dates to narrow it down further, and then sort by the review score. You can narrow it down further by checking more boxes (e.g. Wifi, air-conditioning).

We stayed at Navona Gallery & Garden Suites the end of September. It's pretty close. Just across the river by the Pantheon. Great B&B with breakfast included at a local restaurant. We loved it~!
