Bed and breakfast?

Our first trip to Rome!! We want to stay with locals, either bed and breakfast or small locally operated hotel. We are walkers, easily can log 10 miles a day for example when in DC. Centrally located is good, I think. Any suggestions welcomed!

For an interesting experience, we stayed in a convent 400 m from the Vatican (http://www.santamariafornaci.com/). The location couldn't be beat, close to the Vatican, part of the little "village within a city" along the Via delle Fornaci, and convenient to Roma San Pietro train station and the #64 bus which goes by all the central tourist spots on its way to Roma Termini station. The rooms are quiet and clean, and breakfast was served.

We loved it but to be honest given what you are looking for, the vibe is a bit more university dorm than family run hotel, but we just loved the whole idea of living in a convent.

We stayed at The Lancelot. Small, family run, great breakfast and optional dinners https://www.lancelothotel.com/. Stayed at another one near the Spanish Steps. Hotel San Carlo. But website is gone unsure if they survived.
