We'll be traveling in Italy in June w/ a rental car. Hoping someone has suggestions for B&B's/town suggestions just outside Rome where we could leave the rental car and take a bus/train into Rome? I've heard Orvieto however 75 miles or so seems a little farther than we wanted to be..HELP! :)
Yep, Liz is right on with her suggestion of Anne's Place. It's in Palestrina, a pretty little village in its own right, about 20-30 minutes by train from Rome's Termini station. Anne (and David) have parking at their B&B, but I'd suggest you use a GPS system as it can be a little hard to find.
Anne or David will drive you in to the train station (Zaragola) each morning, help you buy your ticket if needed, and pick you up in the evening upon arrival. They'll even provide a cell phone for you to use. Very nice B&B, exceptional hospitality, good price - I think it's everything you're looking for. (Plus Anne and David are Brits so there won't be a language issue....)

As I haven't done this, I'll let someone else make the suggestions. I do recall reading of one place on the Graffiti Wall, outside of the city that had good reviews. Anne's Place or something like that?
But for Orvieto, the train takes an hour one way. If you don't mind commuting 2 hours on the train (which goes to Termini and is more or less "central" to Rome), then I recommend Orvieto as a very charming town in its own right. The trains run often, so you could get an early start, see Rome, then train back at night.
Yup! Anne's Place! 'nuf said! The #1 B & B per TripAdvisor.com. They will take you to and from the train station.
I have driven in Rome; I don't recommend it. Stay at Anne's Place and ride the train.
It will be less expensive than trying to find a parking place and easier on your nerves.
Before you book your room, ask if there is protected parking and if there is a charge.
Most of the time, paying a small fee is well worth it so you don't have to leave your car on the street.
Anne's house is situated well back off the street at the end of a gravel driveway, and the parking at Anne's in right in front of the house. So your car should be just fine.
