we'll be in Venice for just 3 days and 2 nights in mid july (1 adult/2 teens).
i am looking for a centrally located B&B or hotel hopefully for less than euro105/night (1 room- triple).
anybody have suggestions?

Apartments can be a great deal, but remember that you won't have the staff available to help you with suggested places to go and things to do. If it's your first time in Venice, I'd go with a B&B or hotel. Good luck.
If you do your homework you don't need a hotel staff. As Rick says, walk and get lost in the corridors.
They have a large listing of B&B's of all price ranges.
Doing your homework won't always work. I find that true especially for restaurants. Once they get mentioned in a guidebook they're often ruined. I ask the hotel clerk where he/she goes to eat and rarely get bad results.
