I have researched B&B's from this site and trip advisor. Its come down to My Guest Roma (near Santa Agnese Complex) and Nicolas Inn (near Colosseum) there is a difference in price of 40E a night so my question is to all you experienced Rome travelers...which one would you take? I would like to be in walking distance of almost everything. Your help is greatly appreciated.
Have you checked out reviews of each on tripadvisor.com? You can read the reviews (taking each with some grain of salt) and get an idea which you are willing to stay in. If you think you will be happy in either one, go with the lower price.............I haven't stayed at either so can't give you a recommendation. I have noted in Italy there can be a wide range in quality of accomodations so read trip advisor carefully.

Teresa, I actually live just up the street from My Guest Roma and while I love the location because of what it affords me living in Rome...it isn't necessarily going to be within walking distance to almost everything. Everything, and by everything I am assuming you mean the city center like the Colosseum, Pantheon, etc., is a short bus/metro trip away, but I wouldn't walk it. So, I would stay near the Colosseum if I were you even though I love my neighborhood! Hope this helps!

Have stayed at Nicolas Inn and I highly recommend it. Melissa is from Chicago so there is no language barrier, and she and her husband will do everything in their power to make your stay pleasant. The rooms are large by European standards with nice bathrooms. Make your reservations early if you do in fact plan to stay there because they fill up quickly. We found the location perfect for our needs - close to the metro and Melissa will call a cab if you need one. Ask for the rooms facing the garden in the rear - much quieter.
