Apartment rentals in Rome and Venice

Any recommendations at all for an affordable canal-side apartment to rent in Venice (via airbnb, etc)? We're two adults and one 12-year-old. We don't need a big place, but want to be right on a side canal...either with terrace, or great views. Off the beaten path, not on Grand Canal or in the thick of tourist throngs. But convenient to the sights, if possible. The main thing is to be in a quieter, "local" neighborhood on canal with some restaurants...

As for Rome, same thing. If anyone has an affordable apartment they loved, we would love to know. In a great neighborhood. I'm not that familiar with Rome so any insight / tips / leads would be invaluable. We want to be in a real neighborhood and not too touristy, however of course we also want to be able to really show our 12 year old around to the great sites.

Lastly, would love a quaint, cool boutique hotel in Rome to stay in for a night or two.

Look at Booking.com. Set your filters for price, apartments, terrace, AC ( if you need it) MAY-October you will and area.

In Venice, anything a few blocks off the Grand Canal will be semi residential. In Rome, choose the sites you wish to see and triangulate from there.

Other sites: VRBO, Cross-Pollinate.com and Sleep in Italy.com.

We are in Rome now in an apartment on SantaMaria Liberatrice in Testaccio.

We really like Testaccio, a working class neighborhood with good restaurants and easy transportation to other parts of the city although we have walked to most sites: Piazza Navona, Pantheon, Colosseum, Jewish Quarter, Trevi Fountain, etc. Yesterday we took the bus to the Borghese but walked back to Testaccio stopping at Piazza Popolo, Spanish Steps and the Colosseum. Just giving a shout out to an area that doesn’t get much buzz!

For Venice we have stayed at Hotel Ca Dogaressa twice. It's right on the Canareggio canal. Both times we booked the Jr. Suite. The Jr. Suites have 3 windows that look right onto the canal. And mini fridge. In good weather they serve breakfast out front. This area is quiet and have lovely restaurants and people. Not as touristy.
Close to the train station for arrival and departure. It is not an apartment, but the Jr. suite is kind of L shaped and has a king size bed and a sofa sleeper in the L. The bathroom is large. The people are lovely and very helpful. We would go back there without hesitation.

Both times we booked directly with the hotel and got quick responses and confirmations. I do know that the hotel has some smaller rooms that don't look onto the canal, but we have never stayed in them. I love watching the boat traffic because it's a quiet neighborhood canal. Vaporetto stop is very close.

Whatever you decide, have a great trip.

Also, I have read great things on this site about Row Venice. You learn to row a gondola. Many people think this is more fun than riding one. Your 12 year old may love it!

Try TrulyVenice (www.trulyveniceapartments.com) . They are reputable and accommodating, you can select for canal views. My friends and I have booked through them, always a pleasant experience. Buon viaggio!
