Accommodation: Heart of Rome or Pantheon

I have booked a double room in the Pantheon neighborhood at Bed & Breakfast Al Pantheon con Thomas Mann (Via del Pantheon 57) for two nights at €167. Although, the neighborhood is fantastic, the B&B has got some negative reviews regarding the service, building condition, room, breakfast quality, etc. I'm now considering whether to stay in Colesseum instead at Bed & Breakfast Domus Diana (Via Mecenate 27/A) with better reviews and for €110. Based on my 2-day plan below, I'd like to get some thoughts, opinions, suggestions, etc.

Day 1 - Arrive at Piazza Barberini around 10AM. Probably check my bag at Termini and do the "Caesar Shuffle" from the Colosseum to the Forum, Mamertine Prison, Trajan's Forum, Capitol Hill, and Pantheon. At night, Walk from Campo de' Fiori to the Spanish Steps (or maybe half). Pick up checked bag from Termini (what time does it close?).

Day 2 - St. Peter's Basilica, dome climb, and Vatican Museum. Maybe National Museum. At night, Maybe walk the other half the Campo de' Fiori to the Spanish Steps walk.

Day 3 - Leave from Termini for a 1PM flight.

I don't think the area near the Colisseum would be very great to stay in. It empties out at night and there's lots of construction.

Are there bag checking services around the Piazza Barberini or Pantheon areas? On the first day, since the hotel check-in time is 12:30, I'd like to drop my bag off somewhere and hit Colosseo early. Termini and laundromats around that area have bag-checking but I don't want to have to go that for it.

I'd second the preference to stay in the Pantheon area--better location, especially for a short stay. Can't you leave your bag at the hotel instead of the train station so you don't have to go all the way back to Termini? That would save you some time. You can do the whole Campo-Spanish Steps walk in one night easily, so I'd spend the next night seeing some of the other sights lit up at night. Have fun!
