A good agriturismo or house to rent to serve as a home base for Tuscany/Umbria?

Looking for recommendations on where to stay in Tuscany/Umbria for our family.

There will be 5 of us -- Parents + 3 kids (ages 7,9,12) and will be travelling in early/mid October -- exact dates we will be in this region aren't final yet. Likely we will be there 4 to 5 days .

I would love to find a place with a pool so the kids can have a break from sightseeing.

The towns we would love to visit are Orvieto, Civita for sure and possibly Lucca, San Gimiginano, Volterra. We will pick 3 total so as to not over do it. Recommendations on towns are welcome too!! In the past, spouse and I have been to Orvieto, Civita and San Gimignano. We loved Orvieto and Civita (and SG too), but are looking for towns the kids would find interesting.

As a side note -- my oldest really wants to go to Pisa. Would that be worth the drive from where ever we decide to stay?

My feeling is that a child who gets their wish is a joy to travel with, so go to Pisa by all means. Take a look at the cemetery as well as the tower - beautiful rose garden and partially restored frescoes damaged in the war.

Another town I love is Todi, near Orvieto and CdB.

Aaron, you can combine Lucca and Pisa as a day trip, the same is true for Volterra and San Gimignano.

Sorry for the link, but their web site is a little wonky on my phone. Look at the house for lodging. Castellina and Montereggioni are both nearby as is Siena.

Then drive to civita on day 4 and spend the night in Orvieto.
