3 B&B's in Rome- Which one to choose??

I have narrowed down my choice of B&B's in Rome to three. Please help me choose the best one. 1-Nicolas Inn 2-Baldassini B&B 3-Arco del Lauro.
If anyone has had an experience with these B&B's I'd appreciate your thoughts
or suggestions.

Easy - Nicolas Inn (I'm assuming they have availability for you, as they only have three rooms). Stayed there with my wife and 80 year-old in-laws, who also loved it. Great location, every convenience nearby; super helpful, English-speaking hosts, large comfortable rooms, etc. Send me a PM if you have any questions...HIGHLY recommended.

ARCO DEL LAURO!!!! Lorenza is a jewel! I have stayed here two years in a row and will stay there again and again. They do not serve breakfast, but they give you a coupon to take to the coffee bar around the corner for a croissant and cappucino or whatever. The rooms are clean and comfortable and very reasonably priced. You have internet access, A/C, and private bath. The location in Trastevere can't be beat. It's quiet, yet there is a vibrant nightlife and numerous restaurants to choose from. It is located just across the Tiber river from the ancient sites.

I have not stayed there yet but i will be staying at Baldassini B&B in early september. i booked it based on a glowing review from a personal friend that stayed there as well as wonderful reviews on tripadvisor - it is #19 of 1035 B&Bs. not sure when you are booking but i will be able to give a personal review in about a month!
