Near to a vaporetto station is key, not terribly far from main tourist sites but okay to walk 10-15 minutes to them ! We stayed at Hotel Le Isole last May and can highly recommend it. It's about a 2-3 minute walk from the S. Zaccaria vaporetto stop (no bridges to cross) and a 5 minute walk to San Marco. When is your trip? It seems that an awful lot of the folks heading to Europe this summer are going to Italy. There's a risk that the favorite hotels of the knowledgeable folks on this forum (likely to be among Venice's best-value options) will have no vacancies on your dates if you are traveling soon.
Knowing your nightly hotel budget in euros would be very helpful. Venice tends to be very expensive.
While you're waiting for more responses, you can also check booking.com to see what places are actually available for your dates. There are a bunch of filters you can set to narrow down the results. The reviews on booking.com tend to be relatively reliable; you cannot leave a review there unless you've actually stayed at the hotel.
For ease of getting around Venice, the number of bridges you need to cross can be as important as your hotel's distance from sights. If you zoom in on Google maps, you can see bridges. If there's a canal, there's a bridge somewhere--but you might have to walk out of your way to get to it.
September is my trip flights are booked as is hotels in Florence and Rome booked but I donโt like the one I had in Venice so looking to find something else in Venice ๐๐๐จ๐ฆ๐ฎ๐น๐๐๐๐

FWIW, we've stayed at Hotel Campiello on our last 3 visits. Small, and near the San Zaccaria vaporetto stop. Rooms are small, so I recommend getting a classic room vs a standard one. Their breakfast is good, with a better selection than in a lot of Italy.
how are you defining 3 and 4 star? The system in Italy is different to yours, not based at all on quality or prestige but on what amenities are provided.

It will be great to get an idea of your budget. I have a couple of top notch places but they may be out of your budget.
Another vote for Hotel Ala if you are looking mid range - Venice is very expensive and every body who didn't go in the last 3 years seems to be going all at the same time this year - I bet that September will still be extremely crowded and expensive.
Can you say what it was about your existing hotel you don't like? That might help too....
