16 days CT, Tuscany, Umbria itinerary suggestion (Flying in & out of Rome)

Hello, we are looking for itinerary suggestions for our trip in early May 2018. We are flying in and out of Rome and have seen Rome and some of Tuscany before, but have not see CT or Umbria. We like staying in B & Bs and want to try agritourismos while in Tuscany & Umbria. We'd also love suggestions on where to stay, in each area, especially which town would work best in CT.

Umbria-Stay in Spello, Bevagna or Montefalco.
CT- We chose Monterosso as it has a beach and a large parking lot. Hotel Porto Roca.

Monterosso is best for CT. Try and find a place that best suits your needs in the old town, as I found it preferable. Book early as they do sell out quickly. There are a number of cute B&B types up the side roads there.

Google Palazzo Santi Terzi and/or Casa del Poggio
San Gemini (the town) is a nice little town to stay in with all the amenities. Easy striking distance to Assisi, Montefalco, Terni, Spoleto, Orvieto, Todi, Assisi, Rieti, Deruta, Perugia and others, and, even the train from Narni to Rome.

As a bonus there is a Roman ruin close by, Carsulae, with very few visitors or tourists.
