10 day trip in July (Marche Region, Umbria and Rome)

Hi, I have ten 10 days in July in Italy. Planning on landing in Rome and then driving over to the Marche Region. Would like to spend 3 days in this region (looking for suggestions) and then 4 days in the Umbria Region (again looking for suggestions) and the last 2 1/2 days in Rome. The length of my stays in each region is flexible as long as I have the last 2 1/2 days in Rome. I don't mind jumping around from Hotel to Hotel if I need to, but if there is a town that I can use as a home base in each region that would work as well. I welcome anyone's insight. Thanks.

There are so many places to choose from, but I suggest Ascoli Piceno and Perugia if you want rather central locations. My favorites would be Urbino in Le Marche and Assisi, Todi or Gubbio in Umbria.

The Hotel has an elevator, the B & B does Not, both have staff who speak fluent English, both are reasonably priced, both serve breakfast, are across the street from the other, a block from the Adriatic Sea and its sandy beach, a block from the train station so you can easily take the train up and down the coastline to other shore towns.

Now is a good time to contact hotels/B & Bs in Le Marche for July, seaside Le Marche is open for only half a year for the most part, popular with European tourists!
