I am returning to my beloved Italy and here is my schedule. Flying into Rome around noon, next day we booked the same B&B in Assisi. The first day/night we would like to stay in /near Rome to see stuff. We will have a rental car so we need a place to stay which has parking. We could take a taxi/bus /tram to sights. We like a B&B but maybe a hotel near the sights might be more beneficial . Thank you for any ideas/advise.

Where are you renting the car from? The airport or a place inside Rome city? To me it would be a waste of a day of rental car if you pick it up when you land. I'd take the train and stay someplace near termini station and see what you want. Then pick up your rental car in the afternoon before heading to your Assisi BnB

Agreed if you can wait on the rental car until you leave Rome that would allow you to stay somewhere in the city and actually see something before you have to leave.
Your time is very short and you are not going to be able to drive into Rome yourself due to ZTL restrictions and are going to have to be far out to both avoid ZTL and have a parking spot.

I'm not sure what your budget is, but I just posted a property that I found called Termini Angie Loft. It's right near Termini but offers private parking (for a fee). If you wish to keep the rental dates and pick up the car upon arrival in Rome, this place can provide you with parking and yet you are right near Termini to hop a bus or metro and see some sights while in Rome. I can't speak for it as I have never stayed there, but I'm kind of excited about this new find. Happy travels!!

After some research we just booked a night at the http://www.the-beehive.com/rooms.html. It looked inviting to us and is close to everything. We will park our car overnight at a near by parking garage. Thank you for all the replies.
