Was in Rome Dec 4-12 and stayed in Casa il Rosario in the Monti district. Loved it. It's on a great little cobblestone street. Clean, quiet, great heat, which can be adjusted in the room, elevator, simple, but adequate breakfast included. I am a woman who travels alone. This was a good, safe place with friendly front desk help who spoke excellent English and willingly engaged in my questions about how to pronounce Italian words or what to say in particular cases. Very reasonable.
Also about a 15 minute walk to the Termini train station where one can get both out of town trains and both metra lines.
