Looking for a 3-4 nights stay in Rome for a family of 5 (2 adults, 3 teenager boys). Would likely need 3 beds (2 queens and 1 single). should I find a hotel, air b& b or a bed and breakfast?
Check out the Stendhal Hotel (near Piazza Barberini and Trevi fountain). They have suites suitable for families and family deluxe connecting rooms. Stayed there a couple of years ago and had no complaints

when is this trip? what is your budget in euros? many hotels have limit of 4 in a room for safety issues, many are not really equipped with 2 queen beds.

The place we stayed would likely have something that would work for you. Note that one building has an elevator and the other does not, if that matters.
Check out staying in a monastery/convent ! 3 bed rooms are common so the boys wouldn’t have to double up. www.monasterystays.com is a source for info and booking. Booking direct with the places is sometimes possible and will save some money. My wife, son and DIL stayed in one last spring. Wife and I had done so previously.
No need to be religious or Roman Catholic to stay there
Check out the Fornaci Guest house-I know they have a room with 2 queens and a "single" usually pretty good prices.
Have stayed over 15 years in the area while working for an Italian company and/or taking teen GS' to tour.
If you look at a map of St. Peter's, the area is to the Left of the Bascilica but minutes from the San Pietro metro station. I stuck to the area because it was basically locals, and had everything I needed at reasonable prices--for example, the Cafateria San Pietro on Via Alcidia is great for fueling teen boys for breakfast and lunch-the Porchetta sandwich brings tears to my eyes- it closes mid afternoon, and one street over is Fornaci Launderia (about a doorway wide) that will do a mixed bag of laundry in one day, dried and folded.
