Florence hotel prices up for June 2025? Also Varenna hotels showing no vacancies?

Hello and help,
I am looking for places to stay in Florence from June 16th-19th 2025 (3 nights) and cannot find anything central (location is important as I am traveling with my 79 yr old mother) for less than around $400 per night?! Is this because of the Jubilee??

Also, looking to stay in Varenna (lake como) June 14th-16, but most places show entirely booked for June (and May and July)?! Wondering if they don't allow or haven't opened booking that far out? Tried emailing 2 places with no reply.

I’m looking on booking.com and see over 200 places ,both hotels and apartments, for your dates that are under E1,000 for 3 nights.
I see what you mean about lots being very expensive though, this far out from mid-June!
You can use different filters to narrow down to what you want.

I have been in contact with a Varenna hotel, and they told me to contact them at the end of November, as booking for next year hasn't opened up yet. I have been checking on booking.com for several months, and nothing has been available except apartments in Varenna. I'm assuming that's the standard practice for this area. I've read several OP's having the same experience. Good luck to us all!

I am aware that there are places for under $400 a night but again I am wondering if the Jubilee is causing prices to go up? And a central location, ie 10 minutes walking, to most central sites is a priority.

We just stayed at Hotel David in Florence and enjoyed our stay. it is reasonably priced and has very nice staff, breakfast, evening happy hour and within walking distance to restaurants in the neighborhood. We walked but you could take a taxi or bus to sights. The location looked far away but it is not and it was nice to be away from the crazy busy areas.

I just looked at Hotel David on booking.com. (It does look nice!) and there's one twin room left on the site for $908 + € 6.00 City tax per person per night for 3 nights so abt. $336 a night. The location, however, is a bit far from what I'd call a central location. IMO, it would be a long-ish walk for your mother from there to many of the more visited attractions and back, not that public transport isn't an option but.... I'm also taking into account that she'll be on her feet for long periods of time at those attractions so, well, I think you'll want to be closer in to shorten your walk distances. You can pretty much figure on the cathedral as roughly the city's center.

I think prices in Florence have less to do with Jubilee as high season rates these days in one of Italy's most-visited cities. Varenna is also very small and has become very popular; it wouldn't take much for most accommodations to fill up in advance. I saw that someone made mention on the forum back in Sept. of booking their hotel 12 months in advance of their stay this past Sept. so stay on top of it!

I just looked at my favorite hotel in Florence (Hotel Torre Guelfa). It has plenty of availability until the last week of May 2025. Then, every single month through the end of December is unavailable. My guess is that they are not yet taking bookings for the second half of 2025. Is it due to the Jubilee? I have no idea. But you may be having difficulty finding rooms because many hotels have not opened up their calendars for summer 2025.
