This place is perfectly located. It is on the edge of San Quirico d'Orcia, a beautiful (and relatively level, for easy walking) little town; it takes no more than 10 minutes to walk into "downtown." It is very near a crossroads (Via Dante Alighieri and SR2), with beautiful hill towns in every direction. There is some parking right at the building (which is all we needed), and lots of additional parking about 250' away.
The hospitality is out of this world. The wonderful hostess (who spoke almost no English, and whose name we were never quite sure of) provides an amazing breakfast--cold cuts, cheeses, breads, pastries, hard-boiled eggs (which she peels!), and six or seven different cakes or tarts. There was actually enough food for at least 10 people. While we stayed there we did not even have to think about eating lunch.
The room itself has no AC, and can get warm (we were there when daytime highs were in the high 80s Fahrenheit/c. 30 Celsius). However, opening up the windows cooled it off very well for sleeping and, at least in early June, there was no problem with mosquitoes. The bed is very comfortable, and we slept really well.
Three nights there cost $224. One further plus, it is a short, pleasant walk to the Trattoria Osenna, which is one of the best restaurants we have ever experienced, and the best one we experienced in more than three weeks in Italy. Great food and really nice people. We totally loved it, San Quirico, and this B&B.
