How do I find guest houses or B&Bs in Dublin? Any experiences or referrals?

I find the best approach is to use Google maps, ask for "nearby/hotels" then cruise the little red dots that mark many places. The ones that indicate prices are paying for ads. Booking.com is even easier, but again, the small places don't always sign up and many places only give booking.com a percentage of their rooms. I've resorted to "street view" and walked around an area and looked for signs, then search Facebook or the web for the name on the sign. The signs usually have phone numbers, but I'm adverse to international calling. Also look for websites that cater to "independent B&B owners"
Prices in Dublin have skyrocketed since 2019 when the Council implemented the restrictions on short-term lets, in the hope of providing more year-round housing. Then COVID closed many smaller places for good.
