B&B in Waterford or Dungarven?

I'll be visiting Ireland in June (first time - VERY excited). All accommodations have been booked except for my night in Waterford and/or Dungarven. Any suggestions? I'd love a B&B that is centrally located (easy walk to town and/or harbor), not too far out in the country that I can't walk to local attractions. Thanks for your advice!

Several years ago (2011) we stayed at the Granville Hotel in Waterford for 2 nights. It is located across the street from the waterfront. There is a car park along the harbor front where you park your car after checking into the hotel. It is located within walking distance to the Waterford Crystal Factory and Visitor Centre and several other interesting sights in Waterford. We walked everywhere we wanted to go. This hotel is recommended in Rick's book and our room was clean, quaint, and lovely. There are several pubs and common areas where you can relax or use your electronics. When we stayed there several tour buses dropped their passengers off at the hotel for the night, however the common areas of the hotel were not filled with other tourists. Breakfast was served in a spacious dining room with plenty of food choices offered. I can recommend Emilano's Ristorante Italiano Restaurant where the food was delicious and service attentive. Also, recommended in Rick's book we concur with him that it is a great place to eat and within walking distance of the hotel.
