Apartments in Budapest

Hello everyone,

We (hubby and I) will be in Budapest for 5 nights at the end of September. We will arrive by train from Vienna. I am still working on my list of what we will be visiting each day and will post it a little later for review.

We are interested in renting an apartment with a kitchen facility. If anyone has done that and has a good or bad review to share, please do. Any suggestions on which area we should be looking in? I read there are many illegal places that are renting it out, and we would absolutely like to avoid those.

I dont know that there are many illegal? I know District VI in my mind is pretty much the best area to stay but since 1 January Airbnb style apartments have been illegal in the district. All short term rentals in the city are required to post their license number in their listing so look for that.

Apartment hotels are legal in District VI and that would be my choice.

But if you wanted a traditional Airbnb style look at District V near the Basilica. Districts are easy to tell based on postal code: 106? Is District VI, 105? Is District V. I would avoid most of District VII and anything in Buda (I, II, XI)

As you find ones that interest you, if you post them here or PM me I may be able to tell more precisely where they are and about the neighborhood and convenience for tourism.

We rented this apartment a couple of years ago on Airbnb. "Panoramic Danube View Haven/ Heart of Budapest" Fantastic view and location. If the dates are not available contact the manager. She has two apartments at that location. I believe it is Mr. E. approved.

I will do some generics.

  • Look for the registration number.
  • Read all the reviews carefully for clues on things that might be importantly to YOU.
  • Take “how many minute to xyz major sites” with a grain of salt.
  • Things that matter to me: WiFi, elevator if it’s not a ground floor or first floor apartment (most aren’t), air conditioning (I have never seen an apartment without heat), washing machine (most don’t have a dryer), coffee maker and a microwave (I don’t cook but I do warm things up), bathroom and bed on the same floor (there are quite a few “loft” apartments where the bed is upstairs - as I get older, this matters more), location close to a bus, tram, or metro stop, and of course, cost.

I travel solo so I don’t NEED as much space as two people would, but I am still not terribly fond of studios. Although I will rent one upon occasion.

I sometimes read reviews about people worrying about the outside appearance. But I love finding an apartment that’s been redone inside a large old building with a great exterior and grand stairs (even if I don’t want to use them or they look a bit sketchy). And I find that almost all apartments have keycode entrance to the building and then some form of code entrance to the apartment (might be a lockbox for keys or might be an actual code for the door).

It’s been a while since I stayed in VII after a first experience with noise. And I have only been to Budapest once since the new VI restrictions took effect - I had always stayed in VI. Last time I stayed right on the border of XIII and V and really liked it. But, while public transportation couldn’t have been much easier, it wasn’t in a central location for tourism. There are always trade offs and balances. I spend time looking and then re-looking.

I hate recommending actual apartments because everyone’s standards are so different. But, of course, feel free to message me if you want.

You don’t want Mr E approved; you want Texas Travel Mom approved. I haven’t rented an apartment in Budapest … ever. I am a hotel sort of guy. TTM is here 3 or 4 times a year and never stays in the same place twice for some reason so she has stayed in a lot of apartments here. I can say if you stay in such and such a location, this is how you will get to the tourist sights and how long it will take and this is what is in the area for dinner or evening walks. But actually selection is a crap shoot.

To add a bit of what I do know:

Look for the registration number is the single biggest deal.
Take “how many minute to xyz major sites” with a grain of salt. I have checked out dozens of apartments for people on the forum. One thing has been consistent is that they all exaggerate the convenience of their location.
Elevator These mostly c1880 to 1940c apartment blocks are often two floors in height from Ground (street level) to First, then by US standards a floor and half for each subsequent floor up. A bunch of stairs.
air conditioning. I haven’t turned mine on yet, and probably wont until June. Just not that hot that long here.
washing machine (most don’t have a dryer). Well, they do have driers. They are the ropes stretched above the toilets or sometimes racks in corner of the bedroom. Washers hold about two pairs of jeans and two shirts. Some are combo washer/dryers and you will have your still damp clothes in 4 hours.
Coffee maker, microwave, a/c, turn it all on and it may get very dark in the flat.
bathroom and bed on the same floor (there are quite a few “loft” apartments where the bed is upstairs - as I get older, this matters more). As important is the headroom in the loft bedroom. Many, possibly most, don’t allow you stand up. You sort of crawl to the bed. Look at the pictures carefully and ask if there is any question.
location close to a bus, tram, or metro stop. Big key deal. I prefer tram stops over metro stops.

So, where? Some do their tourism then go home and go to bed. For those it matters less. TTM's recommendation of District XIII is fine if you stay close to Jászai Mari tér where the 4/6 tram and 2 tram stop. Some do a late dinner then want a street side cafe for drinks and atmosphere. For them it matters a lot more.

For the second group some places to look are
District V near the basilica. In the evenings it will be jam packed with tourists but you move one or two blocks north and its a different world. You are also close to the end of Andrassy ut, the M1 metro, and so the wonderful evening location around the Opera isnt far.

District VII but the far upper end of District VII. From about house number 45 and up. A short walk over to Andrassy ut and the M1 and close to the 4/6 tram.

To Avoid: The rest of District VII and the rest of District V. When ever I meet someone who complained about too many tourists in Budapest, most often I could guess thay stayed near Vaci utca or Kiraly utca or Dobb utca. And those areas while they get marketed to tourists arent typical of the city.

Anyway, sorry, not much help. If you want hotel costs, just as a bench mark on costs. Figure 550 to 695 euro for 5 nights along Andrassy ut the last week of September.

Thank you, everyone, for the detailed reply. I am still familiarizing myself with all the districts. We definitely don't want to stay too far from major sites on the Pest side. My husband likes to take a nap during the day, and I will use that time to roam around in markets and streets. So I would not like to be too far from the apartment.

Most likely, we will be in Budapest around Sep 25 (depending on when I find a good deal on flights from SFO). That week is supposed to be Budapest Coffee Week. Is that week going to be too crowded because of this event?

I wish I could tell you all about it. Never heard of it before this year. The tourist zone here is so large that we rarely see tourist congestion. Its a good time of the year to be here. What ever you find in Pest i suspect you can make it work for your taste, and we have several in tge forum that can help with that.

We stayed in this Airbnb apartment facing the Dohány Street synagogue and loved it. A beautiful apartment with modern fixtures. It’s very convenient to sights, eateries and transportation.

Funny you mention that your husband likes to take a nap during the day; so does mine. For a moment, I thought it was my post!

We just stayed 5 nights in the the Budapest Holidays Downtown and would recommend it. Fantastic location on quiet street one block from the Oktagon. I searched quite a few apartments before booking and this was the best value for me. It appears recently renovated. There's a small kitchenette with a fridge, microwave and small hot plate. There's a big screen smart TV with good Wi-Fi and great air conditioning (we had a heat wave during our stay). The mattress was comfortable. The sleep pillows were small, but there were also extra cushions.

This is a short-term accommodation which is run like a hotel. There is a front desk, but the manager will only show up on 30 minutes telephone or email notice. There's a cleaning staff for cleaning before each check-in, but the manager told me that they will do an extra cleaning or towel change if you request it the night before. We did not require a room clean during our five-night stay, but we replaced the two hand towels after using them at the Szechenyi Thermal Baths. We found the staff to be both friendly and helpful.

FYI, when I checked in, I asked the manager whether the Budapest Holiday Downtown was subject to the short-term accommodations restriction in that district. He winked and replied "probably", but because they run their rental operation to look like a hotel, they have not been prohibited.

Everyone who has a short term license gets a letter abouy every 90 days from District VI advising them of the penalty if they operate. I have a license so i get one. I know of several that continue to operate and will continue to do so until the District has the time and manpower to show up and catch them. I would have issues dealing with even low grade criminals. My fear would be why not cheat me too.

But the location is great.
