Looking at rentals in Olching or Pasing-Obermenzing for Oktoberfest? Which area is closer to Theresienwiese? We would be traveling by public transportation.

Pasing and Obermenzing is closer and within the central tariff zone (M). Olching is outside that, so transport tickets will be a bit more. You will take the S-Bahn to the Hauptbahnhof and either walk from there or take the U4 or U5 to Theresienwiesse. For either place, see how close you are to the nearest S-Bahn station.

The avenue in Pasing-Obermenzing is Alte Allee.

That is a long street. you could be just a short walk to Pasing station, or a long way, although there is a bus that runs along it.
