Munich - which of these hotels in late October?

I've been scouring the forums and see these hotels recommended. We'll have just driven 6 hrs from Wengen, and will have one full day in Munich, before leaving the next day. Which of these would you go for and the pros/cons of each?

Motel One Sendlinger Tor
- 11 minute walk to Marienplatz
- some parking on site (for a fee of course) 16 €
- king bed w/bigger room
- chain

or
Hotel am Viktualienmarkt
- 7 minute walk to Marienplatz
- Breakfast included
- Parking at Reiger City parking lot 20 € (some have mentioned parking just a block away... where?)
- Standard double room
- family run

Any reasons between these two that jump out as a clear winner or reason to avoid? Cost is about the same for me with the Motel One winning the bigger room/bed choice. TIA!

Other's we considered:
- Pension Lindner (fully booked)
- Hotel am Market
- Blauer Bock (most expensive of the ones we looked at by $50)

Did you consider Hotel Uhland? It is about 12 minute walk to Marienplatz and I'm pretty sure you could park for free (but you'd want to check). It's a beautiful mansion in a more residential neighborhood, a block or so from Octoberfest grounds, BTW. Very clean, awesome breakfast

Yes, I saw that one, and really liked it. It just seemed a bit further out. Google Maps has it at about 27 minutes walking. Price is good too (and saving on parking a bonus). Normally not a big issue, but this is the last of a 14 day trip, and we'll be tired I'm sure. We don't want to purchase a pass for travel in Munich, or need to rely on public transport for this visit. It seems like there are these 5-6 hotels everyone loves.

I vote Motel One. It is difficult to beat the value for money. And yes it it a chain, but it’s a German chain based in Munich so technically still local!

I would be really surprised if it took 27 minutes to get to the Marienplatz from Uhland. It was 10-15 minutes, at most, to the train station. If Hotel Uhland is well priced, I'd snap it up, but I've been there, your other ideas could be quite nice, too.

Rubbish! I've timed it at about 15 minutes from the station at a brisk walk whilst hauling a large backpack. It is further afield than some of the other hotels but it's in a quiet neighbourhood, very comfortable and they serve a great breakfast.

If you want to consider something close to the station, have a look at Hotel Royal. It's in a somewhat "colourful" neighborhood but the hotel is very nice and they also serve a great breakfast. It's not a long walk from there to Marienplatz, perhaps 10 minutes or so.

We stayed at the Hotel am Viktualienmarkt and it was perfect. The room was spacious. We had 3 people and plenty of space. The room was very well kept, the breakfast spread was enormous, and the location was fantastic. I would absolutely stay there again.
