Munich visit - Lodging Question

So we’ve planned our trip and getting stuck with Munich. The plan was to arrive in Munich from Prague on the 11th and head back to Berlin on 17th. We were either going to stay two days in Munch then transfer to a rental house near Tagernsee but not many options in Munich and I do not like staying in hotels with kids..too crowded.

I’m considering renting outside of Munich and simply taking train in as we are early risers to avoid having to change locations and pay outrageous prices for two rooms in central Munich.

Question is has anyone done this and used outside of munich as vase with trips into Munich, Salzburg, and Garmisch area.

In 2007 we rented an apartment in Markt Schwabin. It's on the S-Bahn about an hour east of Munich. We were able to walk to the S-Bahn and get into Munich vary easily. I would look at the S-Bahn map for towns along the line and check out rentals there.

If you intend to stay outside of Munich as a base to visit the city, which is an option I reject, then I would suggest staying in Augsburg.

I much prefer staying in a small hotel or Pension near Munich Hbf but there are numerous other choices elsewhere in Munich if that option is precluded.

Why would you reject staying outside of Munich. Out plan is to only spend maybe 1-2 days seeing Munich as is and the rest taking day trips to Salzburg, Bergstegarden, Garmish...etc.

Problem with Munich is no apartment rentals and staying in a single hotel room with two teenage boys is generally an unenjoyable experience.

If you are planning on staying part of the time in Tegernsee anyway, why not just stay there the whole time and avoid a change in venue? It's about an hour from Tegernsee to Munich Hbf by trains, just a few minutes longer than from Augsburg and about as long as from Markt Schwaben. Tegernsee is about as far to Garmisch as from Augsburg. It's about 25 minutes longer from Tegernsee to Salzburg than from Markt Schwaben, but you'll spend a lot more time changing venues than you'll save going to Salzburg from Markt Schwaben.

Will you be getting a car for part of this trip? Staying in Tegernsee is fine for Munich by train, but it takes a while to get to Salzburg or Berchdesgaden or Garmisch by train, 3 to 4 hours. If you want to use a Bayern or Guten Tag ticket to keep costs down, you can't get going until 9 am, at least on weekdays, so you don't get there until the afternoon.
Maybe see if you can rent a place in Berchdesgaden for a couple of days to make it easy to go to Salzburg on the bus. Otherwise, renting a car for several days means you can get an early start.

Munich has several apartment hotels. Two that we have used are Citadines and City Apart Hotel. I know there are others.
Depending on the time of year, you can find reaonable hotel prices in Munich if you end up getting 2 rooms. The Motel One chain has rates as low as 69 euro (tax included) at some of their properties.

On rejecting the option of staying outside of Munich: not my way of traveling, neither is using apt rentals. But, then in Germany I travel solo. When I stay only two nights in a city, eg, Munich, I always stay in the city itself, almost always at the train station in a small hotel or Pension.

Maybe you could consider staying in Rosenheim.

As we always travel as a family of four and find hotel rooms way too crowded we prefer a two bedroom apartment to get the feeling of city living.

We stayed at an apartment in Nottinghill, York and in Edinburgh Scotland and it was fantastic

I had no problems finding a place in Berlin and Prague it’s Munich that’s the challenge.

Also the fact that we want to see Munich for a couple of days but then get out to the country and not waste too much time changing locations.

Might just have to suck it up and get a couple of rooms at some of the guest houses in the country

Also the last train from Munich to Tegernsee is 0004, so you could still have evenings out in Munich.

So found a hotel in Munich that has 2 bedrooms with queen/twin beds at a decent price. Decided to stay from the 11th to 14th before switching to the countryside for a little sightseeing.

I've found some rentals south of Tagernsee which seems to be a decent base from which we could take day trips. With 3 full days - Monday-Wednesday, I was thinking we could road trip East to Salzburg for a day and West to Garmish/Neuschwanstein Castle, and an open day for either around house or back East to Berchtesgaden for salt mines/lakes/eagles nest. As the only driving we will be doing is South of Munich and we live in TX where an hour drive is normal, might be a nice way to see the country.

Am I missing anything?

I think you're good, OP. I'm generally someone who prefers taking the train over driving, but when visiting this part of Bavaria, a car comes in handy. One thing to keep in mind is that traffic on the main autoroute (A8) can get crappy at times, but can be avoided by taking the more scenic secondary roads anyway.
