Munich Neighborhoods - what are the best neighborhoods to look for Air b and b spots?

Two families traveling together - both with teenage girls. Looking for safe, conveniently located neighborhoods.

Schwabing or the Glockenbachviertel are my two favorite neighborhoods in Munich. I'd much rather stay in either one of those neighborhoods than the center just due to great shops, cafes, restaurants, etc. They're both safe and convenient.
