Munich neighborhoods

I'll be in Munich next August for 3 nights and I'm looking for hotel suggestions. I've read that some areas/hotels are pretty sketchy and unsafe at night due to strip clubs/ladies of the night etc. I'd like to find an area that would be safe to walk by myself at night. I'd like to be close to city center and public transit. I'd like to not go over $175 a night. Are there certain areas to avoid or areas that I should check out?

I like Pension Lindner, just a couple of blocks from Marienplatz and Viktualienmarkt. It's steps from the newly-pedestrianized Sendlingerstraße, and across the street from the Munich City Museum and Jewish Museum at Jakobsplatz.

I'm a solo senior woman and I stayed at Hotel Am Markt last summer and liked it very much. Well located by the viktualienmarkt and marienplatz and the metro stop, and I felt safe walking around the area quite late in the evening because there was lots of activity in the area. Single room was basic but very nice and <$100/night for one person. They offer a breakfast that looked (and smelled) wonderful for an add'l charge but I didn't partake. They get very good reviews on booking.com and TA. No A/C but I didn't feel uncomfortable even though outside temps were in upper 80's when I was there. They do have an elevator and free WIFI in the rooms. I highly recommend it.

I second staying near Viktualienmarkt. It's a great central spot. Hotel Blauer Bock would easily fit your price range. A standard double is 135 €.
