We are flying from Edmonds WA to Munich for the Munich Opera Festival in July this year and would like stay within 3 km from Bayerische Staatsoper to walk and/or take public transit to and from the operas. We love staying where breakfast is included and it doesn't need to be too fancy. Just relatively quiet, clean and with comfortable beds. AC not required. Any suggestions? Thanks!

Try Hotel Uhland. It's within 3 km about 28 to 30 minute walk. It is one of Rick's recommended hotels in Munich. Great staff. Stayed there in 2015 and loved it!

The Hotel An der Oper is right off Maximilianstrasse and easy (less than 5 min. walk) to the opera with good breakfast.
Ask for a quiet room, though, as some windows face the street near the Hofbrauhaus.
You can even go back to your room and rest during intervals if you want!
