Looking for recommendations on a hotel with air conditioning and in a quiet area (both my wife and I are sensitive to street noise). I have found a couple but they are all more than 3 miles away from Marienplatz. We are not necessarily looking to stay in Marienplatz but are hoping to find something within walking distance to it (even a mile away would be okay with us).

Motel One has several locations. They have great AC, comfy beds, great showers and though they charge for breakfast, for me it is worth it to have as many cappuccinos as I desire in the morning. Plus you can take a cup back to your room while you finish getting ready to go out and about.
Hotel Platzl and Hotel Torbrau both have AC and very close to Marienplatz, and I'm sure there are others, too.
We stayed at Hotel Platzl and loved it. We asked for a high floor and quiet. They gave us a large room on the top floor, inner courtyard, and a large window that opened. Good view too, we could see the Residenz in the distance.
Another vote for Motel One. The Sendlinger Tor location is very central. The Deutsches Museum and Ost Locations also have good Access to the SBahn.

Motel One Sendlinger Tor worked well for us too. ask i advance for a quiet location. We did and they obliged. Breakfast extra but high quality and worth it Seating can be crowded though.
