Good destinations. Should work as long as you have accounted for seasonal weather conditions. Would be doable by train, and inexpensively. But I should point out that this in fact is a "Bavaria" itinerary, and only a small part of Bavaria, actually.
You might consider waiting until you leave Munich to rent the car. A car will be a giant boat anchor in Munich.
I would probably cut a night from Munich (I’m not much for larger cities at all) but it would be a tough decision where to add it… Mittenwald or Berchtesgaden area.

Where is a good place to rent a car in munich springs we don't have to go back to the airport to rent one?
If you're going to Rothenburg ob der Tauber my suggestion is to not rent a car and take the train instead.
I am a fan of Rothenburg but that single day/night trip is very much out of your way for the rest of your itinerary. You are going to spend a good part of two days getting there and back.
If you do go to Rothenburg, you might go for a enough time to take a walk down into the Tauber River Valley and through some of the vineyards. I really like the views of the steep-sided valley, the farms and back up at the town. Visit the St Peter & St Paul Church in Detwang.

Going back to the airport to rent a car is not much out of your way, especially if you plan on turning it in there. It is all Autobahn almost all of the way to Rothenburg.

To make it easy you can go up with the Postbus to the Alpengasthof Hirschbichl in Austria near the Bindalm
