German Rail Pass and Munich Airport/HBF question

Question 1: I'm seeing mixed info on whether to order the German Rail Pass (via DB Bahn site) or if I should just purchase it when I arrive at the Munich HBF. Any input? I see that the DB has a place at the Munich HBF but can't find info on if they sell German Rail Passes and the cost it would be. My trip is in September so there is time for it to be mailed...if it makes it. :)

Question 2: My flight home leaves from Munich Airport at 9:30AM. I need a hotel for the night before. Looks like it may be easiest to stay near Munich HBF vs airport since the hotels nearby the airport seem to not have good transportation. I can't afford the $$$ airport hotels. I am talking about ones that come up in Hallbergmoos. Seems easy enough to just take the S bahn from HBF to airport (only negative is getting up earlier in order to do this). Any suggestions on what you would do?

I believe (and I have been mistaken before), that you can get it on-line, but if it is a flex pass, you need to get it by mail, or at a DB rail pass aid office because it is a book where you need to fill in the days you use it. There is one at Munich airport, but whether or not you want to activate for a train into Munich is an open question. Since you can get an MVV all-zone day ticket for 13 EUR at the airport, there is no reason to activate it just for that, but you can buy it there. Prices are as stated on the DB website.

Right, I'm looking to get the twin flex pass so not printable. I've just read that people have had trouble receiving it via mail. I wouldn't buy it at the airport but at Munich train station. I don't need it until day 4 of our trip (Munich to Berlin). I'm just hoping to hear from someone who has experience with purchasing the GR pass. Thanks.
