Family hotel accommodations in Munich - with A/C

Hi all - I feel like I'm looking for a needle in a haystack. I'm looking for suggestions for a hotel, apartment, or B&B for our family of 5 (kids ages 17, 15, 11) for 4 nights in Munich. A/C is really a must. We'll be there in the height of summer and having done France when it was 90+, I'm just not willing to go that route again. And, I know I'm dreaming, but laundry facilities would be awesome as we'll be on the road for a month next summer and traveling very lightly.

But, I'm having very little luck in my search. We'd like to be somewhat close to Marienplatz but that ideal may have to go. The best I've come up with so far is City Aparthotel near the train station. But it gets mixed reviews at best and seems like it's pretty loud and a fair number of reviews mention theft which concerns me quite a bit.

My Air B&B searches come up short, mostly due to the A/C issue or the 4 nights being too short of a stay.

At this point, I guess I'd consider getting 2 separate rooms in a hotel if need be. I can probably be flexible with the laundry because we'll have it before we arrive in Munich and likely after we leave.

Any larger families out there have recommendations?

We got 2 rooms at the Marriott Courtyard near the Ostbahnhof. There’s a streetcar that stops in front that goes right thru the old center, 3 minutes away. They were able to put an extra bed in one room. Have you checked Airbnb?

Thanks for the tip! I'll check it out. Yes, I've checked Airbnb but the wish for A/C makes the options very limited.

We stayed in Hotel Uhland near the Oktoberfest grounds. It is a remodeled mansion. We had a family room. We were there in January, but I believe they have AC. The place was spotless and served a wonderful breakfast.

I had the same challenge finding a room for our family of 4 in central Munich in summer 2018. We ended up with 2 rooms at Hotel Metropol, a block from the train station on a quiet street. I recommend it, if they have any rooms for 3 people. The location is one metro stop from Marienplatz. The rooms are clean and spacious, and the breakfast is the best hotel breakfast I’ve ever had. Really worth it.

Have you tried Motel One Sendlinger Tor? Actually not sure about the a/c...but you would need to get two rooms there. The per room fee isn't too high which is nice.

And can I get a fellow groan from a family trying to travel with 5 people? Even the family rooms I find are 4 people tops.

Four years ago our family stayed at Marc Muenchen in 2 rooms (it's in Rick's book). It has A/C (that was a requirement for me too). It's near the train station (5 minute walk at most) and 10 minutes to Marienplatz. The area is just ok, but the hotel is fabulous. The laundromat is 5 minutes from the hotel and very easy to navigate. I think we were able to get rooms right next to each other. I can't remember if they have any connecting rooms. Our kids were 18 and 13 at the time. It worked fine. Having two bathrooms was a big plus. I would ask them if you can get a cot for your youngest. The buffet breakfast there was outstanding (we still talk about it). I don't know if that's available due to Covid.

Thank you everyone for the replies! I will check out your recommendations and see if I can make one of them work. Munich has definitely been the hardest place on our trip to find something for a family of 5. I see so many "family rooms" that seem promising only to find they only sleep 4.

Motel One Sendlinger Tor has a/c, but Motel One is not really set up well for families. I've stayed in several and don't ever recall seeing a child there.
