December lake hike/boat trip- Chiemsee or Wolfgangsee area?

Hello RS community,
I actually lived near Nuremberg, but about 20 years ago so I'm assuming a lot more crowded now. I'm having second thoughts about out proposed itinerary and fighting the instinct to cram EVERYTHING in. Hubby has never been to Germany. We have 8 nights, and have planned to follow RS advice and use Munich as a base for day trips in the beginning, with a hope of renting a car one day and going either down to the Chiemsee are or maybe out to Salzburg for a hot springs/hike/ and or boat trip. Would love some feedback- trying to get a balance of big city sights and some peace and quiet. Reading that the Xmas market evening crowds can be intense.

Day 1- 7 Dec arrive 4pm, stay Munich- Christmas Market
Day 2 Munich- BMW, museum or 2
Day 3- Munich- open day - daytime Christmas Market
Day 4- hopefully rent car- day trip to Salzburg or Chiemsee area as above- is this too much, knowing that it'll be dark early? Should we spend the night- which would make 5 hotel changes in 8 days...if we wait until a week before to try and see the weather will everything be booked?
Day 1-4 idea is same hotel in Munch- haven't booked- open to suggestions. Like the non-chain ones and ideally under 100 Euros/night as we're splurging in Rothenburg.
Day 5 and 6- Rotherberg odT- hotel booked- non refundable
Day 7- Dec 13 (my bday)- Christmas market Nuremberg- have a hotel but can cancel- maybe Regensburg or somewhere small? I think I saw that 12/13 is a special day so had a hard time finding a hotel that didn't require a 2 night stay.
Day 8- Munich Airport hotel- non refundable
