We will be in Europe in middle of May and will be in Munich for a few days. What area of the city should I look for hotels and/or Airbnb's that will allow us to experience the city by foot in the nest way. I have a ton of hotel points with major brands we can use, but it would be nice to stay at an airbnb in some places so as to have kitchen and laundry access. Thanks.
Be aware that Munich has (like Berlin and Hamburg) special regulation on apartments renting to tourists (German Zweckentfremdung). Landlords need special permission from the city authority. Lots of apartments are rented illegally and AirBnB is fully aware of that without helping authorities.
For toursist this means that apartments can disappear between booking and arrival from one day to the next or that they are thrown out of an illegal rented apartment when checks are done during their stay.
Background: every apartment rented illegally to tourists force poorer locals out of town and create a damage of nearly 400.000 EUR (background article).
Tips:
A) Best choose a hostel or hotel.
B) If you choose an apartment then one in which you co-live with the owner, not alone (much higher chance that this is not illegal). Also better to stay with a local than instead of a local.
There are vacation apts. you can rent or hotels with laundry facilities that will be better than contributing to the horrible mess Airbnb is making in cities all over the world. Pay attention to what Mark says.
Good point by Ms. Jo: Adina Hotels (planned for Munich in 2020) and in Meininger Hostels (hotel standard) you will find kitchens and laundromats for common usage. Also other hotels have such equipment if needed. For public laundromats use "Waschsalon" as search entry.
Oh wow ! Great information! Sad that people take advantage like that. Thanks everyone for the responses. I will read through them all after work today to finalize plans.
I've stayed in a Derag property once (The Deutsches Museum location):

It was decent with a kitchenette and they seem to have been updated since I've been there.
