We will be in Berlin in a few weeks and I am trying to chart my trip from the airport to a Tiergarten area hotel. It looks like the S-Bahn S9 travels from the airport and stops at Tiergarten.
Any recent riders confirm this route? Any rail construction issues to be concerned of?
Tiergarten is huge and name of the park, a sub-district and a S9 station (network map).
Therefore concrete hotel / address is more meanngful.

That is directly at the station. WIth S9 you will get there directly - regional trains and FEX stop less often and are faster until Hauptbahnhof (main station).
