i plan to visit Villa de Rotschild in Cap Ferrat. but after seeing some pics and reviews, it does seem it needs some maintenance especially for quite hefty entrance fee EUR13.
i just wonder if the view the villa has due to its strategic location is one of a kind or is there any other similar view could be viewed from Cap Ferrat? i plan to spend sunset there
We were there in 2014. I don't recall any obvious maintenance needs. The gardens are very beautiful, and the views from them are wonderful. These days an entrance fee of 13 euros doesn't seem unusually high.
BTW, if you haven't read The Hare with Amber Eyes, you should, to get some background on where the Ephrussi money came from.

The villa and gardens are wonderful, I visited in October and did not see any major issues. I have visited at least twice before. It is one of my favorite places to go when in the area.
I was there last spring and as always the gardens were fabulous. I can't think of a single serious repair issue. What did you mean?
Visited the Rothchild gardens last April and they were in perfect condition. Very worthy of a visit. The restaurant is good as well.
