Seeking Nice, France Neighobrhood Recommendations

Hello!
We are planning a family trip that will include Nice, France and seeking neighborhood recommendations. We are traveling with two older teenagers.

The ideal neighborhood would be not too loud at night, but close to cafes and nightspots (for the teens to be able to travel to and from safely at night), We are envisioning an upper floor fully equipped apartment with air conditioning

There's a real estate/rental office with a green roof at the intersection of Gustave Deloye and Rue Marechal Joffre, roughly cattycorner from the synagogue, and buildings along the blocks in all four directions have vacation rental units that are very conveniently located yet not as noisy as being right on Massena plaza/piazza/place. Look on your preferred rental website.
RS likes this neighborhood because the bus stops for the routes that go along the coast in all directions are very close by.
I like it b/c you can easily walk to recommended spots, like L'Ovale for charcuterie.

You probably want the Carre d'Or, which is roughly the neighborhood bounded by the Promenade des Anglais, Blvd Gambetta, Blvd Victor Hugo, Ave Jean Medecin and Ave de Verdun. You can go slightly beyond those boundaries by a few blocks to the NE of Place Massena and North into Musiciens. Just avoid being directly on Rue Massena (Pedestrian Zone) or the Promenade des Anglais (unless you are on an upper flow on the Prom). However, you'll be close to the pedestrian zone and not far from the Old Town (across the Promenade du Paillon). The large 18+ nightblub is in this district, along the Prom.

You could also try directly in the Old Town, but there are three things to watch for: noise on certain streets and squares, lack of elevators and lack of AC. The periphery is quieter, except along the water/Pescheurs where all the cafes and bars are lined up. The Port is a backup choice.
