Rules for Paris apartment rental companies and airbnb

Does anyone know whether apartment rental companies (Parisvacationapartments.com, for example) have to comply with the Paris short term rental restrictions that airbnb and vrbo owners are supposed to follow?

Only apartment owners are subject to fines for illegally renting short term (defined as any period of less than 1 year). If the apartment rental company owns the apartment, they also would be subject to fines up to 50,000€. Otherwise, listing platforms and rental companies have no legal exposure for listing illegal apartments.

I plan to rent from PVA in February. From what I gathered, they own their apartments and they are full time short term rentals. Before choosing to rent from them, I asked for feedback on the company and specific apartment I planned to rent on social media. I obtained the registration number and address of the apartment. I then checked the Paris change of use "Register of authorizations for change of use for furnished tourist accommodation" to see if the address was listed, it was. (~250 apartments listed for commercial use). Now being listed does not guarantee that this apartment is the specific one but it does show that there is an apartment in the building that is legal to be rented full time and not limited to the 120 day rule. Is all this research a guarantee that the apartment I will be renting is "legal", nope, but I do feel that I have done what I could prior to renting.
