Paris Apartment Rental Company

Hi! Has anyone had positive (or negative!) experiences they could share about any apartment rental agencies in Paris? I’m wary of Airbnb/VRBO and looking to book directly instead. I’ve looked into Haven In, Paris Perfect, and Urban Flat. Would love to hear of others, especially if anyone has personal experience!

I use 2 agents and have never had any issues. I’ve done at least 3 rentals with each

Guest Apartment Services. Very nice apartments mainly on the islands. They have an office that acts as a concierge service. Downside is check in only on Sunday/Monday. You get one cleaning with the stay

Vacation In Paris. More options all over the city. Company is based in NJ and either mails you a key or has you met. Flexible check in days. Some of their apartments are elegant and some bare bones. Pricing reflects location and condition.

Agencies offer no more protection from fraud or illegal rental activity than does booking.com or any online platform. Agencies may be able to help you more easily if a property you have rented from them is closed down by authorities, but basically they simply collect fees. The bulk of the legal rental apartments will be found booking.com, vrbo.com, and others. It is not guarantee but I would, at a minimum, confirm that any rental property you consider displays the government required, 13 digit registration number.

Oh yes, the 13 digit number that start the 75. If yoy you really want to research i believe you can find out if it’s a real number, but that’s apparently a lot of work, but it doesn’t give you be any idea how many days have been rented. It was never designed to protect the renter and it doesn’t

Since you are not going to be in any trouble for you renting the apartment, I decided that I was not going to worry about the registration number

But it is part of why I rent with reputable agencies. if there is a problem, they will take care of me. I’ve had it happen because of an issue with the building. In a couple of hours, I was in a nicer unit for no additional fee.

Whether one is protected more than with VRBO or Booking.com or AirBnb depends on the agency. The ones that have been suggested here are either caretakers of their apartments or owners. That makes a difference compared with the on-line clearing houses that simply list whatever people have sent them.

Excluding those who qualify for a mobility lease, probably 90% or more of legal, short term apartment rentals are those offered by the owner/occupant while he is away from his apartment. These are those typically listed on VRBO, booking.com, Airbnb, Le Bon Coin, or Abritel.

The remaining legal rentals are ground floor apartments and commercial apartments, of which there are currently only 248 in all of Paris. These, as well as mobility leases, are generally booked through agencies.

The reason for rental rules is to preserve scarce housing for residents and to protect the charm and integrity of long established neighborhoods from investors willing to convert residential properties into short term accommodations offering higher rentals and overall more lucrative investments.

Rick Steves recently commented about the devastating effects that short term rentals can have on neighborhoods, specifically Sorrento, Italy but the argument can be made, and is made about the many popular European cities and destinations.

I have rented twice from Cobblestone Paris, https://www.cobblestoneparis.com, and once with Apartments du Louvre, https://www.apartmentsdulouvre.com. Cobblestone is a business ran by an American couple and Apartments du Louvre is a family ran business. Apartments du Louvre has two buildings, both with a small elevator if needed. For this Sep/Oct I will be spending 29 nights in Paris & I decided to rent through AirBnB. Cheaper than the other two sites, just on the Metro Line 1 near Chateau de Vincennes.
