Nice,France -VRBO-Hotel-which neighborhood/s

Looking for info on specific areas in Nice and suggestions for good locations & hotels, VRBO etc. in Nice. We're seniors so places on the 4th floor with no lift might a bit much for us. We're open to staying outside of Nice, however, as we will be dependent on buses, etc. we don't want to be miles from transportation (including trains).
We're on a budget ($150-$175 at most), but don't want to stay in a hotel room the size of matchbox & some of the hotels in RS book are really expensive (ex Swisse Hotel is $300 + a night!).
Any assistance would be appreciated!

When are you going? That will determine recommendations for accommodation.

Check out the Hotel Solara. It has been reviewed and recommended on this forum several times - do a search on here to read some of the comments. I found it clean, safe, reasonably priced, well located for public transport, staff was very nice and helpful, and it has A/C and a small elevator.

The best areas with access to the primary sights and transport links are in the Old Town (Vieille Ville/Vieux Nice), the Carre d'Or and the few blocks around Place Massena. This is generally the area bounded on the map by the Promenade des Anglais, Blvd Gambetta, Blvd Victor Hugo, Rue Arberti and the old town. It is well served by bus, train, tram, etc.

You should look beyond VRBO and airbnb to HomeAway/Booking.com, Tripadvisor/Flipkey and the direct sites of the major property management firms (who often are not posted in every engine).

The Solara is in the Carre d'Or. You might also consider the Windsor and Les Cigales (RS recommended), which are also in that area. It sounds like you may be going during a peak season, as the Hotel Suisse drops down in price quite a bit.

My daughter and I stayed in a cute ground-floor AirBnB that was in a great location in May of 2016 (college graduation trip for her). it was just five minutes straight down the road to the beach/Promenade des Anglais, near great bus routes, and also fairly close to the main tourist section on the eastern side of the city. I'll also mention that I lived in Nice for a year as a college exchange student many years ago, so it's near and dear to my heart. The AirBnB was only about $43/night + minimal fees (wow!) and had a beautiful garden, kitchen, big bathroom, etc. I don't think it's still being rented out, since I just checked and couldn't find it, but I found plenty of other options available for great prices on the AirBnB web site. For our 2016 trip, we went to London, Paris, and Nice. The Nice apartment was the least expensive AirBnB accommodation that we had on that trip, but by far, the best.
