We're traveling to Paris in early August with our 12 yr old and 16 yr old. We are looking for a family budget hotel or apartment with AC and internet (a washer would a huge bonus!) that has a nice common area and good for (pre-)teens that isn't too far out and in an interesting (and safe) neighborhood. I realize this may be a long list. Appreciate all recos for those to consider and those to avoid. TIA!
Hi, m.soltis. It would be helpful if you could say what your budget is per night. The term "budget" can vary in meaning from person to person. :-)
And not to be a Debbie Downer, but it's very late to be looking for an apartment to book less than two months away. Most of the good ones (especially budget ones) book up 6 mos to one year in advance.
m.soltis, one place you might try is booking.com, which is a good website to look for hotels and apartments. You can filter the results to ensure that your responses include A/C, wifi, and is big enough for your family. I would suggest booking directly at the hotel or apartment if you find one, however, rather than booking.com. It's easier, sometimes cheaper, and if there is any problem, you have direct recourse with the apt/hotel.
Also, I would not concentrate on the washer as that will really narrow your choices down. You can always find a Laverie Automatique in your neighborhood—they are all over.
We liked the Hotel Familia and its sister property, Minerva. I'm pretty sure it has AC, small common area, five minute walk to Notre Dame in the Latin Quarter. I know Hotel Familia has rooms for 3, not sure about 4.
Not sure on AC and it may be booked but this has everything else you want. And use of a kitchen!
Take a look at the Citadines Saint Germain. They are apartment hotels. Our daughter stayed in this one ages ago, but they are still very popular. They have rooms for 4, have a kitchen and a/c.

if you want to cram everyone in to one hotel room you will find that hard to find so late -- those are rare. I'd probably look for two doubles in a small local hotel, not too central. AC is critical in August. There are budget hotels at the end of line 3 of the metro in Gallieni. A plus is a big shopping center with bakery, grocery store etc. Not a pretty area -- but the metro gets you into town. It is probably as cheap as you can find with AC.
It is too late for an apartment and apartments are rarely air conditioned. Apartment hotels are a good idea but they are also fairly expensive. But you could get a one bedroom with a fold out couch in the living room and a kitchenette. Being able to do breakfast 'at home' is a huge money saver and it is fun for kids to go on the morning bread run and choose amazing french breakfast pastries in the nearby bakeris -- while someone is making coffee at the apartment. By stocking your own juice, yogurt, butter and coffee you will be saving at least 40 Euro a day and probably more. And having a kitchen means you can also have your own snacks on tap or make picnic lunches cheaply even if you don't do dinner in (and there is lots of good take out in Paris). Again location will make a big difference in price for apartment hotels like Adagio or Citadines. Adagios are cheaper.
Ibis is generally a budget friendly chain found throughout Europe. There are a number in Paris. Think of it as being similar to a Holiday Inn Express or Hampton Inn. Many include a free basic breakfast like those in U.S. chain hotels.
I used to value the out of date bathrooms and hotel rooms in Paris, as well as their affordability. But demands for modernization have increased renovations, and prices. You are going to find many of any suggestions you get to be sold out. I would not book in August without air conditioning, but I'm 73. OTOH, I had no air conditioning in NYC until I was 18.
Regarding safety, there is crime in Paris. But street crime is much less common in Europe than in the USA. Have you read any of our host's guidebooks, or free Travel Tips, blue menu top left?
Even a Triple hotel room is less available than doubles in Paris, but triples do exist. Even when renovated, rooms are smaller in Europe than in the US. As others noted, you are way late to be expressing preferences for one of the top destinations in the world. I like the smaller Louvre St. Anne, but I'm sure it's full by now.

Please tell us what you consider to be in your budget. It is very hard to make suggestions without some parameters.
As others have said, you are a bit on the late side to find lodging with all of your requirements. A budget range would help those here who may have suggestions.
Did a quick look on booking.com for a random week in Aug for a 4 person w/ AC lodging. Had 1300 results.
Prices looked to be $300+ per night. Ibis was among the very few below that.
When adding to filter for "family friendly" the choices came down to ~160 and prices went up.
Does that fit your budget?
With no budget guidelines, I somewhat randomly decided that 300€ per night is the budget and so am suggesting the family suite at the Hotel Michelet Odeon in the 6th arrondissement. You get one full bed and two twins and the hotel has air conditioning. It's pretty late in the game so the suite might not be available but I think it would be worth a shot if it is in budget.
Edit: I just thought of another hotel with three beds and it is the Hotel Astotel Augustin.
Good luck; roo rates tend to be lower in August so that, at least, is one benefit of the timing of your trip.
Check out Hotel Elysee Étoile near the Arc de Triomphe.
They have A/C, elevator, and some connecting rooms. Cute decor that your teen may like. Laundry one block away and easy to use.
They have a family room:

Lots of public transit nearby. Good breakfast if you decide to get it. Lounge area is small but nice. Quiet at night!
I’d grab it quickly as they are down to their last rooms for August!
