B & B in our near Paris

Greetings to all !!

Any suggestions for a good B & B in or near Paris ? My wife and I will be spending a week in Paris this October. We like to stay in
privately owned and operated B & B's when visiting Europe. Our last and first trip to Paris was only for a day last time we went.

B&Bs are not really a thing in Paris. I am sure someone will hop on with a suggestion as surely there are some, but it is not a commonly available amenity. The norm in Paris if you want to avoid large chain hotels is a small hotel which offers breakfast, but almost never 'free' or part of the base rate. We like Henri IV Rive Gauche for charm and location. In the cooler months Hotel des Grandes Ecoles is charming with its lovely garden where you can enjoy your own wine or cheese and such you bring in -- and buy their breakfast in the morning. It is a nightmare in hot weather however lacking AC especially in the poorly ventilated upper floor rooms. We have also stayed at small hotels in the neighborhoods e.g. Hotel Delambre in the 14th which was quite inexpensive; again breakfast is an extra cost and almost always little for a lot.

We used Alcove & Agapes to find a divine B&B last year. We had a 10th-floor room with a terrace overlooking the Eiffel Tower. This is the specific B&B. Great location in a non-touristy neighborhood, convenient to the Metro.

I'm joining my wife on her business trip to London in October. We arrive in London Saturday morning and she'll finish up her work Thursday morning (we have some down time each day for sightseeing). We plan to take the afternoon train from London to Paris Thursday afternoon and fly out of Paris Sunday.

We are more interested in enjoying the ambience of the city than seeing the sights. We were hoping to find a small B&B and we've found a number of prospects at Alcove & Agapes that sound like just what we're looking for. We know this isn't nearly enough time to see Paris properly, that's why we won't be doing any of the standard touristy stuff that requires standing in line for hours. We've been to Paris before (1966) and we plan to return with our grandsons in 2018-2019.
