Alternatives to Air BnBs in Paris

I just joined this forum after reading it for years, because I'm having a hard time finding what we need and you all seem to be a font of knowledge!

My family of three are planning a week-long trip to Paris the first week of April next year. We usually book an Air BnB or VRBO without a second thought, but I'm becoming more and more horrified at the way that Air BnB seems to be taking over neighborhoods and driving up housing prices for locals, etc. So I am looking for an alternative but honestly, I'm kind of coming up short.

Our biggest need is a separate room for our child (he will be 12 at the time of our trip). We also love to cook with local ingredients and not be forced to eat every meal out during vacation. I'm having a rough time finding a hotel with two rooms that is not astronomically priced.

So here's my question: are there any local short-term rental agencies people here love that I can go through? Or even better, does anyone have recommendations for hotels that offer apartment-like accommodations (for example, Hotel Navona in Rome offers apartments as well as hotels)? Or at least hotel rooms with two separate bedrooms that is less than €4,000 for the week?

Preferred location is the 6th arrondissement, but the 3rd, 1st, or 8th would also be great.

There are many aparthotel chains like Citadines or Adagio that you can look at to see if they suit. Can that separate room for the child be a living room with a sofa bed. Try contacting Guest Apartment Services https With your very healthy budget (assuming your budget is 4,000€ for 7 nights), they should have something that will work for you. Hotel Mayet has an apartment that might work for you.

In a general sense, and for the very reasons you mention, short term apartment rentals are now illegal in Paris. It makes no difference from whom you rent: airbnb, vrbo, le bon coin, or any other online platform or rental agency. However, the government has made two exceptions to the general ban:

  1. apartments rented from the owner occupant (while he is away).

  2. commercial apartments (of which there are only several hundred in Paris)

There are hotels offering apartments as part of their room inventories, and there are apartment hotels such as Adagio and Citadine. What you see available on the traditional online platforms should be apartments meeting the exceptions, and each should have a prominently displayed, 13 digit city registration code, which suggests that the apartment is legally offered.

@Tocard, quick probably dumb questions: if Air BnB, VRBO, etc. are illegal in Paris, why are there so many of them still? And out of curiosity, what happens if you stay at one that is supposedly "illegal," but you don't know it's illegal?

@Kate - if you go to a Paris airbnb listing and then click "show more" in the description you will see that they have a license number (showing that they meet the requirements as Tocard mentioned).

For example this one (https://www.airbnb.com/rooms/11940008) has a license number 7510600614286

Whereas this one (https://www.airbnb.com/rooms/4461412) says "Exempt - hotel-type listing"

When I was in Paris a month ago, I stayed in one that was an actual residence for someone who was on their own vacation and their listing had a license number.

My general experience with airbnb vis-a-vis other booking sites is that often you can find the same listing on both the other site and airbnb and that the apartment-type hotels also list on airbnb so that booking on another site vs airbnb wouldn't lessen the ethical concerns on airbnb causing rents to go up. To me anyway

Kate - good questions, and I am sure you are not the only person wondering.

  1. Airbnb, VRBO, are not illegal in Paris. Apartments are regulated, not websites nor agents (with respect to illegal rental activity). It is apartment owners who are fined by the government, not the listing agent. Owner/occupant may legally rent their homes for up to 90 days a year (in Paris, Nice is 30 days a year I believe). Many owners use Airbnb, le Bon Coin, or other platforms to advertise their apartments. Listings are required to display the owner's 13 digit registration number on any solicitation.

  2. In typical French fashion, French laws are written for the French. There is no way a tourist can know that the apartment he wants to rent is offered legally. Paris has a large staff of agents enforcing the rental laws. Eventually they will check every listing and confirm that posted registration numbers are authentic. In the meantime, be careful about the apartment you rent. If the listing has a registration number and the apartment pictures indicate that someone lives there full time - you should be able to rent with confidence.

I have used two companies for renting apartments. I have been happy with both companies and their units. If an elevator is important to you, then Apartments du Louvre offers an elevator at both their locations/buildings. Not all apartments with Cobblestone have elevators in the buildings.

I stayed at the Apartments Du Louvre (St. Honore) for a week and loved it. Stayed in the top floor apartment. Also stayed at the Citadines St. Germain des Pres for a week. It was fine also, but stayed in the studio which had a kitchen.

I stayed at Hotel Residence des Arts in 2019 and loved it. Excellent location. There was a separate bedroom, a living room with a sofa bed, and a table with 4 chairs where you could eat. The bathroom was spacious. There was a little kitchen area with a 2 burner stove, microwave, and fridge but we never attempted any cooking so I don't know if there were any pots or pans.

In 2019 we booked through Marriotts Villas of Distiction an apartment for 5 days in Effiel Tower neighborhood Champs De Mars 7th.arrondissement. Marriott Homes and Villas have expanded their offerings. Paris Perfect listed the apartment as well. 4 adults 1 teenager. Had A/C. Lovely area.

in sept/oct 2019 a friend and i were looking for an apartment in paris for 8 days after visiting geneva and annecy. had a tough time finding a place with the filters we wanted. we ended up using tripadvisor.com/ vacation rentals.
it is a busy time with many events going on and tourists. they have fashionista week, many paparazzis and photographers everywhere, former president cheraq passed away with many residents from all over france there in paris for memorial and long lines to all activities, techno music parade thru the streets, law enforcement with their guns and uzis at every street corner, cafes/restaurants/bistros packed.
this was before corona hit and i'm sure with many changes going on, many people wanting to travel now after staying put for 2 years and are so antsy to fly away. with all the issues now everywhere with flights cancelled, hotels booked and sky high prices, budget and europe are not there, many places booked far in advance and years ago with the crack down on apartments with airbnb/vrbo. last minute cancellations with people scrambling to find places, fees are too high with them now.
check out the vacation rentals, read fine print, cancellation policies, arrival and departure times. many apts/hotels are 3-4pm check in and 10-11am check out. either rent one day before or one day after and inform people your plans on arrival/departure.
saw this issue alot with travelers to hawaii with having to drive around for hours, finding a place to enjoy before night flights and luggage in car, shuttles/rides to airport that are expensive, rental car prices over the moon.
not all places may have what you're hoping for, compromise what's important, knowing hotel rooms are small, total number of people in room, what size beds and how many in room. don't know your dates and cost in euros you're hoping for, not exactly where you want to be, what floor and if lift/elevator or how many steps/stairs
hoping you find something that suits your family and have a fun vacation

We have used VacationsInParis.com (VIP) several times in the past and they have always been reliable and honest. We're using them again for our upcoming trip. One of the things weI've liked about them is that they know the properties (having themselves stayed there or visited) and have given us good advice about which apartments suit our needs best.

I don't claim to be familiar with all the rules and regulations in Paris. We've been hearing about the crackdown on apartment rentals for several years now, but VIP, and other companies like them, are still in business, so I guess they know what they're doing. I think it's worth your while to call them and ask whatever questions you have.

I am overwhelmed with awesomeness! This is all REALLY great info. Thank you again! Now I feel much better about skipping over Air BnB this go around.
