AirBnB mobility lease.

I received this from an acquaintance. They are planning on two weeks in Paris. I had previously forewarned him not to rent anything without a registration number. I have never heard of a mobility lease.

"I am looking on Airbnb at two places (among others) that do not have registration numbers. They are listed as "mobility lease" properties. I have looked this up and have some idea what it means. Do you have any thoughts on this? They offer more space for less money and are located in the Latin Quarter. Also very liberal cancellation, which saves me from having to buy travel insurance. "

It actually isn't an AirBnB thing as it is a French law. It is to allow shor term leases. Meant for students and mobile workers, it sounds like a tourist accommodation loop hole.
Google explains it very well.
I do want to mention that travel insurance covers a lot more than accommodation costs....but perhaps your friend has medical coverage to cover foreign countries.

I found this on the Airbnb website. Doesn’t fully explain, but is helpful.

“ Important: In cities where Airbnb is rolling out registration (Paris, Lyon, Bordeaux, Toulouse, Nantes, Lille, Nice, Strasbourg, Marseille, La Rochelle, Reims, Bayonne, Anglet, Aix-en-Provence, Saint-Malo, Annecy, Arles, Nîmes, and La Baule-Escoublac to start with, as of 2021), guests who have booked a "mobility lease" accommodation are automatically exempt from paying tourist tax. The mobility lease is a residential lease and not a tourist lease, so it’s not subject to the collection of tourist tax. In those cities, Hosts who have selected the mobility lease exemption from the mandatory registration flow don’t have anything to do. The tourist tax will simply not be applied to the listing(s) at stake.” https://www.airbnb.com/help/article/1383

Mobility leases have a minimum duration of one month. Since your friend is only staying for two weeks, he cannot get a bail mobilité unless he signs a one month term. If the Airbnb is mobility lease only then he can’t rent that particular Airbnb.

Bail mobilité is interesting. It’s also regulated so you don’t have to worry about that particular aspect of it. Your friend would need to give a reason for stay that is one of the approved reasons.

As others have said, a mobility lease has a minimum term of 1 month. In addition, the person staying in the apartment must be in France for professional training; in graduate studies; in an apprenticeship contract; in an internship; in voluntary engagement as part of a civic service; or on a professional work mission or temporary assignment (temporary workers or seasonal workers). Supposedly they would have to prove that to the landlord. Unless the lease is for a month and your friend meets the requirements, it sounds like a property owner who is playing games.
