We have an Airbnb booked in Paris. However, with the recent changes in their law limiting how many nights an Airbnb owner can rent out their property in one year, we’re concerned that by the time of our trip in September the Airbnb will cancel on us. We watched an episode of Le Frenchies warning, travelers that by late summer early fall most of those Airbnb’s will not be available. Has anyone heard that? We’re trying to decide if we should cancel our Airbnb and get a hotel.
I think there’s no way to know this without asking the owner. They may only rent the place when they are not using it, so you may be fine as they may only rent it a few days a month, or only two or three of this of the year. Email the owner, and double check with Airbnb to find out how they monitor the new rules.
The annual rental limit was 120 days for many years, it more recently was shorted to 90 days. While I am absolutely against illegal rentals, primarily those from other than the apartment's primary owner/occupant, there is absolutely no mechanism in place to count or to enforce the 90 day limit, unless someone exceed 90 days on a single platform. If an owner rented his apartment 90 days on Arbritel, then 90 days on Le Bon Coin, then 90 days on Airbnb, no one would know. Certainly, the chance that a unit being unavailable because of this limit is minimal.
The 90 day limit gets more attention than it deserves. I would be much more worried about renting a vacation home or someone's secondary home as these are strictly prohibited from short term rentals, even for 1 day. These are where the owners pay the 50,000€ fines. Rentals here can be forcibly removed from rental platforms by the government, and renting these are where last minute cancellations generally occur.
