Need Help Choosing London Accommodation

Would appreciate recommendations basis experience with the facility for accommodation in London for 5 nights during the second week of June for my wife and myself. I am thinking a safe and quieter neighborhood environment with a 15-20 minute or less tube ride to the major attractions.
Our musts are:
- prefer 3 star, not to exceed 4 star ensuite room
- something close to the 250 to 350 USD per night range
- short walking distance to a number of good restaurants/pubs
- short walking distance to tube station
- a lift
- not sure of temps in London the second week of June, but considering my hot nature and global warming, I'm going to say air conditioning in the room

We recently stayed at the Chesterfield Mayfair and it checks the boxes as well (depending on what you consider a short walk to the tube). At a leisurely pace, it was 10 mins to the Green Park tube stop.

63 Bayswater. Many stays there over the years.

Breakfast is included in the price. Has elevator. 1/2block from Lancaster Gate Underground Station. 15 minute stroll from Paddington Station. Across the road from the Lancaster Gate entrance into Hyde Park/Kensington Gardens.

15 minute walk to Tudkin Flavors of Malaysia. 7 minutes to The Mitre pub. Same to Sheila’s Cafe.

In that price range you might like one of my favorite hotels, Baileys, in south Kensignton and just across the road from the Gloucester Rd underground station. The hotel is old and charming, common areas and rooms are quite lovely, meticulously clean and depending on the room you choose quite spacious (I travel solo and get a deluxe double) and there is a lift, a/c, room service, restaurant and bar on the premises but several pubs and restaurants are within the block. My other favorite is the Caesar, close to Paddington and Bayswater.
